How to Set Up a Vacation Rental Bed Guests Rate Five Stars

Ask a group of short-term rental hosts what shows up in their reviews and the bed comes up quickly. It is the one thing a guest uses for hours at a stretch, in the dark, with nothing else to think about. A slow check-in is usually forgotten by breakfast. A night spent shifting around is not.

That is not an argument for buying a mattress as a review strategy. No mattress can be sold that way. What a host can do is remove the specific, avoidable problems guests write about: a bed too small for the occupancy the listing advertised, sheets that do not fit the mattress, a base that slides, a surface with a dip anyone can see. Those things are observable, and they are fixable. Start there.

Occupancy on a listing is a promise about where people sleep. If the page says it sleeps four, four adults should each have a real bed without negotiating at eleven at night. Write the sleeping plan down before you shop: which rooms hold which beds, which beds hold two people, and which arrangement you would be comfortable defending in a review.

Two footprints worth knowing:

A twin pair buys flexibility in a second bedroom. Friends travelling together get their own beds. A couple gets one wide surface. The cost is two mattresses instead of one, and two beds to make at every changeover.

A rental bedroom takes traffic a home bedroom does not. Guests arrive with cases, open them flat on the floor and live out of them for several days. Housekeepers strip and remake the bed against a clock.

Our room planning convention is 24 inches of walking clearance at both sides and the foot of the bed. Add 48 inches to the mattress width and 24 to its length and you have the floor a bed needs. A Queen at 60 by 80 inches wants 108 by 104. A Twin at 38 by 75 wants 86 by 99. In a rental, treat one of those side strips as the luggage zone and keep it genuinely clear.

When the arithmetic says no, the honest move is a smaller bed in that room rather than a larger one wedged against three walls. A guest who has to climb over the footboard to reach the window notices every single time.

In your own home you buy for the people who sleep there. In a rental you are buying for a sequence of strangers whose weights, sleeping positions and expectations you will never know. That changes the decision.

A surface with a strong character pleases the people who happen to want that character and puts off the rest. Something in the middle of the road is less likely to be the reason a guest writes a paragraph about the bed. Feel is subjective, and we are not going to tell you how a mattress will feel to you or to your guests. Sleep on the one you buy before you put it in a rental. Compare it against beds you already own. Your own comparison is worth more than any adjective on any website, including ours.

If every bedroom that can run the same size does run the same size, everything downstream gets simpler. One sheet size to buy in bulk. One protector to reorder. One spare in the cupboard. One line on the inventory. Mixed sizes are the reason a housekeeper carries the wrong sheets up two flights of stairs.

Where sizes have to differ, keep the mattress specification the same and label everything clearly. Then stock to a level that survives a same-day turnover:

A protector goes between every guest and the mattress, and it comes off with the sheets. Keep more of them than you think you need, because the one you want is always the one in the machine.

A few practical checks. Confirm the protector and the fitted sheets are sized for an 11-inch mattress, since a shallow pocket rides off the corners and gets reported as a bad bed. Make sure a housekeeper can reach all four corners without dragging the frame across the floor. If a mattress needs cleaning, follow the care instructions rather than improvising with whatever is under the sink. That second point matters more in a rental than anywhere else. A topper is not a repair for a bed with a visible dip or a base that has given way. It changes the top surface only. Whatever you buy, describe it the way you would want a supplier to describe it to you. Say the size. Say it is an 11-inch hybrid mattress with a knit cover and pocketed coils, if that level of detail suits your audience. Then stop.

Superlatives in a listing create the standard the review is measured against. A guest who reads that a bed is the most comfortable bed they will ever sleep on arrives ready to test the claim. A guest who reads that the primary bedroom has a Queen, 60 by 80 inches, with an 11-inch hybrid mattress and a protector, arrives with an accurate picture. Accurate pictures are much easier to satisfy.

If a guest tells you their back hurt, respond with care and without advice. A mattress is not a diagnosis and not a treatment, and a host is not the right person to suggest otherwise. Note the report, check the bed yourself, and if the guest raises anything persistent, severe or worsening, the right answer is that a qualified health professional is the person to talk to.

Use comfort reports the way you would use any other operational signal: as a comparison between your beds and across time. If one room draws comments the others do not, look at that room's mattress, base, bedding and temperature before you look at anything else.

We do not publish a lifespan figure for our mattresses, and we would treat one from anybody else with suspicion. How long a bed in a rental stays acceptable depends on usage, base, handling and the standard you hold it to, none of which is knowable in advance.

What a host can do is inspect on a schedule. Once a quarter, strip a bed fully, look along the surface at eye level for visible dips, press the corners, check the base and the slats, and check the protector. Write the date on the inventory. A routine tells you more than a promise ever will.
